Why Invest with me? 
Some leading points are that I have experience with self builds, rental properties & running a successful IT Business which I sold in 2021 to devote my full time to property learning and investing. Over the past year I have been building fantastic contacts and attending education programs to ensure I have all of the tools, an experienced team to ensure I build another successful business.
How much do we charge? 
Nothing! Your investment is used to buy a qualified property. Your GIM Investment will be providing you returns from the day it has been drawn down. Your Money is guaranteed against the property with a 1st or 2nd charge.
For JV Investors your money buys the agreed % of the property I also own a % of the property where I will invest the time to ensure the property is working to earn its maximum. Your money is then repaid with equity release meaning you have invested little to no money whilst retaining your % of the property. So, I really only earn when you earn when we start seeing profits coming in.
How much do I need to Invest? 
Have a chat with me. This is an open question as there are options available to most investors from £50k upwards. Development and Multigenerational Holiday Lets need the highest initial investment, but they also offer the best returns. SAs or HMOs are less of an initial investment but require more input and have higher running costs. We also have specilists in our team thatdevote their time in R2SA.
My specilist area is Holiday Lets & Development, however I have a fantastic team and I am 100% sure I can put you in touch with someone that will help you to realise the potential of smaller investments.
How Is my investment secured?
This is something that I will discuss and run through in detail so you have full peace of mind. The general practice is to use 1st charge or 2nd charge to protect your investment against the property. Should anything not go to plan then the investment will be sold and returned.
How long will my money be tied up? 
I will discuss this fully with you prior to any investments, We will then find the deal that suits your investment amount and needs. Typically, they range from 1 year to 5 years. However, its my hope that you enjoy the regular income and have full confidence to renew your investments by either reinvesting into new projects or properties.
What if my situation changes? 
With all GIM or JV Partners I run through a full document pertaining to "What If's" this ensures that every known possibility has been discussed beforehand and agreed. Covering all eventualities ensures all parties have peace of mind with the investment.
How long does it take?
Again, this is an open question. I can buy, modernise, build, or redevelop very quickly as I have all of the tools and the teams available. This ensures returns are being made quickly.
Could I lose my Investment?
As with all investments, the risk of losing capital is always present. This means that investors who are contemplating undertaking JV property investments should be comfortable with the possibility of their investment value depreciating, as well as appreciating.
